Property descriptions:
As Thailand’s leading property rental agency we have a reputation to live up to. A member of our team will have personally visited the home before it was listed and has completed the property description. If when you arrive, you believe that the property is not as described and we agree with you, then provided you have not used the property you may select another property that is available. If the replacement property is a higher price simply pay the difference or if it is lower we will refund the difference.
Local helpline:
Renters are provided with local advice and a local telephone number whilst they are here. The telephone will be answered by an English speaking person. If something goes wrong in the home whilst you are renting, you simply call the local helpline and they will arrange for our local maintenance team to call round. Our prices include the cost of repairs to the property unless the damage was caused by the renters when it may be covered by the damage waiver charge. In some properties and in most serviced properties the owner will arrange for a member of their staff to provide a help & advice instead.
Multi centre holidays:
Choose the properties that you are interested in and then use the contact us button to tell us the full details of your holiday including the property reference numbers, arrival and departure dates for each location and the number of people in your party and we will provide you with a competitive quote to include all of the transfers, or if you prefer a self drive rental car.
Booking deposits:
To confirm any booking we require a 15% non-refundable booking deposit. This is usually paid by credit card using our secure on-line payment gateway. The deposit is not debited from your credit card until 7 days after your booking is received, so you have a 7 day cooling off period. Change your mind within 7 days and we will cancel your booking at absolutely no cost to you.
Booking fee & damage waiver charge:
The booking fee is our small charge for handling your booking for you. The damage waiver charge is similar to insurance and covers the cost of any accidental damage that may happen to the owners’ property whilst you are occupying the property. By having a damage waiver charge we have been able to dispense with the damage security deposit so you do not have to deposit large funds whilst you use the home. The booking fee and the damage waiver charge should be paid with a credit card using our secure on-line gateway. We will automatically debit the booking fee & the damage waiver charge 48 hrs before your arrival time.
Final property rental payment:
The final non-refundable outstanding balance of the property rental should be paid by bank transfer directly to the owner of the property at least 2 calendar months before your arrival time. We will supply you with the details that you require to complete the transfer and we will send you a reminder just before your payment is due. You may not use the home until the full payment has been received.
Late bookings:
In the rare case where a property is available for a late booking then the full payment should be paid directly to us by credit card. Late bookings incur an extra administration charge to cover our costs for transferring the property rental funds to the owners’ bank account.
Utilities security deposit:
A refundable utilities deposit is usually required. The amount of the security deposit is clearly shown on the property description page for each property. This security deposit should be paid in cash upon arrival. We accept payment in the following currencies: Thai Baht. GBP. US$. Sing$. HKD. Aus$. Euros. Swedish Kroners. You may not use the home until this deposit is received. You will be asked to check and confirm the electricity meter readings when you arrive & depart at properties where the electricity is a chargeable extra. When you depart any outstanding balance will either be returned to you in Thai baht or if you have used more than our estimate you should pay the balance in cash. Some properties that are directly serviced by the owners require the security deposit to be paid directly to them when you arrive. Some prestige properties require the security deposit to be paid at the same time as the final payment.
Electricity, water, internet & satellite TV costs:
Most of our owners provide water but not safe drinking water, on a complimentary basis. Electricity is chargeable at most of the homes. Internet access is provided on a complimentary basis by many owners. In homes where satellite TV is installed the cost the reception is a chargeable extra. Some serviced properties include the cost of these items.
Extra foldaway beds, baby cribs & high chairs:
Many of our owners are prepared to allow one extra guest using a foldaway bed, most owners allow up to two infants using a crib. Foldaway beds, cribs and high chairs are available in these homes at extra cost. Bed linen will be supplied for the extra foldaway beds but we do not provide bedding for the baby cribs. Extra services should be paid for with a credit card using our secure non-line payment gateway. We will automatically debit the extra service charges from your credit card 48hrs before your arrival time.
Bed linen, towels, cutlery & crockery:
Each of the homes has two sets of bed linen and towels and at least one set of cutlery & crockery. There will also be an assortment of pots & pans and things like bottle openers etc.
Cleaning & Laundry:
Our prices do not include cleaning or laundry. You should make sure that the property is left in the same condition as you found it: ie the property must be cleaned, dishes washed and the bed linen and towels laundered and ready for use. If you would like a regular or final maid & laundry service for the bed linen and towels please book these using the extras boxes. If the property and laundry are not completed when you leave this will incur a further charge that will be deducted from your security deposit. Extra services should be paid for with a credit card using our secure on-line payment gateway. We will automatically debit the extra service charges from your credit card 48hrs before your arrival time. Some serviced properties include regular maid and laundry service.
Swimming pool & garden maintenance:
Regular swimming pool and garden maintenance is provided on a complimentary basis by the owners.
Key collections:
If you arrive or depart using our transfer service then our driver will go directly to the home where a member of our staff will meet you. If you arrive or depart using your own transport then you should go to our local office.
Arrival & departures times:
We accommodate independent travelers by allowing arrivals and departures at any time between 09.00hrs & 19.00hrs Monday thru Saturday.To accommodate these differing arrival & departure times we make the properties available for the full day on both arrival and departure days, so the cost of the rental of the property for both the arrival & departure days is included in your invoice. If your arrival or departure needs to be outside of these hours we have arranged very competitive rates with quality hotels that can provide excellent rooms with breakfast & 24hr arrival & departure times. We are unable to accommodate arrivals and departures on Sundays & certain holidays: ie 25th of December, the 1st of January and during Songkran. Some properties that are serviced directly by the owners and some serviced properties have different arrival & departure times.
Flight delays:
If your flight is delayed & you are using our transfer service, you will be taken by our driver to one of our partner hotels. The cost of the accommodation and the taxi to our office to collect the keys & take you to the home is your responsibility. To minimize any waiting charges for the transfer minibus you should try to e-mail us or to call our limousine manager whose telephone number is on the transfer voucher.
Airport transfer service:
We recommend that you use our airport transfer service. Our prices for a private minibus for up to 8 persons are considerably lower than the airport taxi and limousine services. Child safety seats are available at a small extra cost. You may find a local who will quote a lower price but the vehicle will most probably be very old and badly maintained and will not have the correct taxation or insurance and it is always possible that the driver does not even have a driving licence and may well not be a Thai national. There are no controls on taxis or private hire vehicles in Thailand. Airport transfers should be paid for with a credit card using our secure on-line payment gateway. We will automatically debit the airport transfers charges from your credit card 48hrs before your arrival time.

Finally, what else should you do?
We strongly recommend that you take out travel insurance to cover flight delays, lost deposits and medical expenses. None of our owners accept responsibility for any loss or damage of your personal items nor do they accept responsibility for and injury caused by any guests whilst in the home, the gardens, swimming pool etc.
