Book Early, Pay Only 15% Deposit: Pay just 15% booking deposit when you book early, pay the balance either by monthly payments or in full 2 months before your holiday starts.

Pay By Credit Card With A 7 Day Cooling Off Period: We will send you an invoice showing the total amount payable & a statement showing the payment details, we will not deduct your first payment from your card for 7 days after sending you the documents.

Monthly Payment Plan
Pay monthly with no extra charges. Here is how it works: You make your booking in the usual manner & pay the booking deposit, we will then debit your credit card with one installment each month until the final payment date. How easy is that? But to make it even easier you can include your airport transfers, a rental car & your golf bookings in the payments.

What happens if I have to cancel before the final payment date?
No problem, our terms & conditions mean that you get your money back.
Can I choose a payment date?
You most certainly can, you let us know the most convenient date & we will debit your credit card on that date each month.
How many installments can I spread my payments over?
As many as you like, provided that the payment is the same each month & that the full payment is made by the final payment date.
What if I want to transfer to a different property?
No problem, we just recalculate the full amount & the monthly payments to ensure that your payment is made in full before the final payment date.
What if I want to add a rental car or golf bookings at a later date?
Again no problem just let us know & we will book those services for you, recalculate the total & adjust the payments to suit.
Can I include the refundable utilities deposit?
Yes you can.
Can I make larger payments so that I have some spending money?
Yes, you can add a sum to your installment to provide you with some spending money when you arrive; we will pay you the cash in Thai Baht when you arrive.
How do I arrange my monthly payments?
When we send you the invoice & statement we will include a monthly payment calculation, simply send us back an e-mail confirming that you wish to make your payments using the monthly payment plan.

Free, transfer your booking to anther property
At any time between making your booking & your final payment date you can request a transfer to a different property in our listings, you can even change to a different town & all with no extra administration charge.

Some of the offers listed are not available when booking our prestige properties.

How to book
When you have chosen & input your dates you will be taken to a details page, drop down to the bottom of the page & then complete all of the details on this page & include a Visa or MasterCard card number & expiry date. Please include in the enquiry box the number of people that will be in your party. Make sure that you have completed all of the sections then click confirm which will take you back to the details page, drop down & you will see a confirmation that your booking has been submitted.

What happens next?
When your booking is received we will confirm the price within 48 hrs & contact the owner. After 7 days we will confirm your booking & charge your credit card with the booking deposit. If you are booking less than 2 months before you arrive, we will charge your credit card the full amount 7 days after receiving your booking. If you do not receive your price confirmations within 48hrs please contact us immediately. Please ensure that you provide us with 2 e-mail addresses, we sometimes experience difficulty in replying to certain types of e-mail addresses, for example Hotmail and Tiscali.

No problem, just include the extra details in the enquiry box on the 2nd page of the booking form.

How to pay
We recommend that you pay using your Visa or MasterCard credit card. You may pay by using the SWIFT international bank transfer system. Please ask us for details if you wish to use this payment method. The banks will charge you for using the SWIFT payment service. Full payment must be received in cleared funds prior to your arrival. We do not accept cash payments.

Pets
None of the owners of the properties that we offer for rent are prepared to accept pets.

Smoking
Smoking is not allowed in any of our properties, Please feel free to smoke outside on the terrace/balcony or in the garden. If a tenant smokes inside a home there will be an extra charge for cleaning and deodorizing the home.

Check in, check out times
Check in time is not before 14.00hrs pm. Check out time is before 10.00hrs am. We recommend if you have an early flight arrival or a late flight departure you book the extra night. Calculate your arrival time by adding 1 hr for exiting the airport, 3 hrs for travelling to Hua Hin and 1.5 hrs for travelling to Pattaya. Most locations in Phuket are within half an hour of Phuket international airport.

Longer term bookings
Many of our properties are available for longer term bookings. We call a long term booking any rental that is for longer than 3 months. To discuss a long term rental please use the “contact us” button on the menu & provide us with the property numbers that you are interested in & your arrival & departure dates.
