Owners Abroad Thailand Terms and Conditions

VACATION  PROPERTY RENTAL  

Terms and conditions.

This contract is made between the property owner, the lessor and the tenant, the lessee.

Owners Abroad Thailand, the company, is the agents of the lessor. The company is not responsible for the actions neither of the lessor or the lessee nor for the actions of any third party.

The lessor agrees to grant to the lessee the right to the use, the occupancy, of the property during the dates specified.

The lessee agrees to vacate the property on or before the check out time on the final date of the occupancy period.

The ownership of the property remains with the lessor and does not pass to the lessee. The lessee does not have the right to sublet all or part of the property.

The lessee does not have the right to dispose of all or part of the property.

The lessee agrees to use the property for no other purpose than as a personal residence.

The lessee agrees to pay to the company, at the time of returning this contract, a sum of at least 15% of the full sum agreed for the occupancy; this sum may be more and is shown on the property description.  This contract is not deemed in force until this sum is received in cleared funds by the company.

The lessee agrees to pay to the company, the full sum agreed for the use of the property.

The lessee agrees to pay at the time of the final payment, in addition to the full sum for the rental, a sum as a returnable deposit to cover the cost of the utilities and any breakages or loss. The deposit required is shown on the property description. Some properties are excluded from the returnable deposit requirement.

The lessee agrees that the company can charge the costs involved in cleaning the property during the occupancy period or following the lessee’s departure and agrees that the company will withhold these sums from the deposit. Properties that include the cost of cleaning are excluded from this clause except in the case where the property requires cleaning over and above the normal.

The lessee is responsible for the payment of the water and electricity used at the property during the occupancy period and agrees that the company will withhold these sums from the deposit. Properties that include the cost of the electricity and or water are excluded from this clause.

The lessee is responsible for the property during the occupancy period and agrees that the company will withhold from the deposit, the cost of any repairs or replacements howsoever caused during the occupancy period. The limit of the lessee’s responsibility is not affected by the deposit held by the company. The lessee agrees that the company can charge the costs involved in any replacements or repairs in any property rented on any contract by the lessee following the lessee’s use of the home to the lessee’s credit card.

In the case of the lessee canceling this contract prior to two calendar months before the occupancy start date, the company shall be entitled to withhold the booking deposit agreed for the occupancy.

In the case of the lessee canceling this contract within two calendar months of the occupancy start date the full sum agreed for the occupancy will be forfeited.
In the event of the accommodation being unavailable, you will be offered a choice of alternative accommodation.  The company will endeavor to provide you with accommodation of a similar standard or better. In the event that the company is unable to provide similar or better accommodation you will be provided with accommodation of a lower standard and a refund of the difference in price.

In the case of the lessor canceling this contract before the occupancy start date, the company will return the sums received in full to the lessee.
